The owner and president of Sira Enterprises Ltd. is Aris Vautour. A builder by profession, Aris has been constructing homes and commercial buildings since 1975 when he started A.V. Construction Ltd. Prior to this Aris had graduated from the Université de Moncton with a degree in Business Administration. He then worked for government agencies and departments such as Revenue Canada and the Federal Business Development Bank where he honed his skills as a leader. It was only a matter of time before his love of building would come back to the surface. He then left the Federal government and started to build homes in association with other local builders. But as the years passed, his skill and the demand for his work increased. He was being recognized as being a good builder but also as an extremely good planner and scheduler. His jobs consistently got done when they were supposed to. Aris was making his mark as soon other government agencies came to ask Aris to build larger and larger projects such as seniors and multi-unit housing projects. During these years, he built seniors projects in: St. Ignace, Notre Dame, Nelson, as well as many other locations in the province. And while building these tightly scheduled projects, other commercial construction was also being done. Whether it's a restaurant, beverage room, offices, customers wanted to have a builder whose training in administration was getting the job done on time and whose construction knowledge was also giving them a superior quality of construction. When Aris started the planning for a project, he would spend days and weeks working on the details of construction, calling suppliers about how to use new products and building techniques, and consulting with building inspection and fire officials to make certain their concerns would be addressed when construction finally began. He's kept this work ethic as a guiding principle since starting his company. Then in 1991, an ambitious project was being devised that would bring to reality the folk tales made famous around the world by Antoinine Maillet. It called for building an island community in the tidal waters off Bouctouche. Aris was awarded the contract to build "Le Pays de La Sagouine". Completed in 1991, this internationally acclaimed tourism site includes many unique features in it's construction which have endeared it to many of it's many thousands of yearly visitors. In 1991, Aris Vautour decided to put into practice the principles he used everyday for his clients on a very special and personal project. He felt that there was a need for better quality apartment units which should be built using innovative new designs and incorporating better quality materials. If the quality showed itself; he felt that the public would want to live there and would appreciate their homes therefore they would need less maintenance. And when they did need to be maintained, they should be serviced by his own staff. For years, Aris had been developing this concept carefully laying the groundwork for this future project. In 1991, he decided to trust his instincts and training. He decided to start to build his dream. The first step was to create Sira Enterprises Ltd., a company which would build and manage this new and fresh approach to apartment living. 1991 & 1992 - Edward Court in Miramichi This would become "Edward Court." in Newcastle (now Miramichi). Starting in the Fall of 1991, work began on the first part of Edward Court, a 32 unit three storey building. By April of 1992 the building and it's fresh new apartments were offered to the people of the Newcastle area. The response was so positive, that work began immediately on the second phase of Edward Court, a 16 unit two storey building. When these were ready in the Fall of 1992, they also rented immediately. 1993 & 1994 - Sira Village in Dieppe Having honed his skills even further by what he had learned in Miramichi, planning began in the winter of 1993 on an even larger new project slated for Dieppe N.B. The location of this property in the booming community of Dieppe made it ideal for people wanting access to the Champlain Place, the Moncton Airport, the Dieppe Community College, as well as the ever expanding industrial park near the airport. As well, the smaller town feel of Dieppe made it popular with seniors interested in safe and secure housing near to stores, churches, social clubs, pharmacies and clinics. This would become "Sira Village." Work began in the spring of 1993 on Phase I which was a another 2 storey project in two buildings with 56 unit in total. By the time the first units were ready in the Fall of 1993, the response was again very encouraging. Thus work began immediately on Phase II of Sira Village which would add another 24 units to the project by the spring of 1994. And with word of mouth spreading, these new units were quickly filled by new tenants. But what should follow two such successful projects. Again, the planning started on how to improve the designs, the materials, the concepts. Nothing was left to chance because the next project would much bigger and would offer more to it's tenants than before. 1995 - Phase I & II of Mapleton Village in Moncton
In the spring of 1995, work began on Phase I of "Mapleton Village". This ambitious project would eventually grow to include several more buildings and many more apartments but until this project was completed, the remaining units would be built when the demand grew enough. The site was on Mapleton Drive in Moncton which was very near the newly developed Trinity Drive Power Centre, Wheeler Blvd., and ideally situated in the ever growing North West part of Moncton. But within weeks of the construction beginning on the first 3 buildings which would have 64 apartments, tenants began signing leases for this fresh idea in apartment living. By mid-summer, it was clear that Phase II; the construction planned for 1996 could not wait. By the early fall, work on the 64 units in Phase I was completed and were almost all already rented while work on Phase II was in full progress. These 3 buildings would contain 72 apartments and would bring the total number of apartments up to 136. This was a risky endeavour since these units would only be ready for occupancy in late 1995. Renting so many units in late fall and early winter could become a problem. But again, good planning and designs paid off. As the buildings each became ready for occupancy, the inside and outside touches showed the public Sira's commitment to quality. As soon as these new units became available in November and December, they also rented. By Christmas 1995, the last of the Mapleton Village units were completed and these also found new tenants. Thus in 1995, Sira had accomplished in one year it's goals for 1995 and 1996. It then gave Sira the luxury of time to plan it's newest building project and perfect each of its three projects. In 1996, Sira took the year to fine tune it's staff and started adding many special touches to its projects. Each would have a live-in manager responsible for everyday maintenance of the apartments and grounds of the projects. Notorious for cleanliness when building for others, Aris created a regimen of cleaning tasks which he felt made a difference. The exterior of every Sira building is high-pressure washed in the spring and fall to keep them clean. The lawns and grounds are kept free of any litter or debris. The parking areas also get routine cleaning. To promote less litter and to provide more convenience, three weekly garbage pick-up was started along with a garbage shed for between pick-ups. A Car Wash area sounded nice so two were added in Mapleton Village. Little things do make a difference and it showed even more. 1997 - Buckingham Place in Riverview In Riverview, a property which was perfectly located nearby two churches, two large super markets, clinics, a pharmacy and so much more became available but it would have to be the right type of project. This was a downtown location and it would have a view to dream of. Work on the plans for "Buckingham Place" began. Over and over, the plans were changed until they finally felt right. And in the Spring of 1997, the foundation was poured on this four storey, 55 unit luxury apartment complex. It would have wide halls, an elevator, security keyless entry systems, closed circuit cameras watching the entrance doors and parking areas, and something very warm and human. This building would have a luxuriously appointed lounge for the use of the tenants and be equipped with lots of beautiful oak tables and chairs along with comfortable swivel lounge chairs to watch the giant screen TV, play the piano or to just sit and relax in front of the fireplace. When Buckingham Place opened in late fall of 1997, the response to the project was incredible. Aimed at an upscale market, these 55 units rented with a very short time. Today, the vacancy rate in Buckingham Place is almost zero due to the word of mouth from this project. Many of those who live there, tell of how they enjoy sitting in the more private 4th floor lounge with its breathtaking view overlooking the city of Moncton. They recount how parties were enjoyed in the main floor lounge and how they appreciate the many touches of elegance in the building. From the huge leaded crystal chandelier in the lobby to the sun porches and flower beds at each end of the building. And in summer, the front patio near the lounge with it's picnic tables and BBQ is also a meeting place to enjoy free time with others. They feel they're living in something special. 1998 - Addition to phase II of Mapleton Village in Moncton
Early in the spring of 1998, construction began on a new deluxe unit building in Mapleton Village. These units were very different from previous units and would have the advantage of having a front and back deck or patio. Although a little more expensive to rent than the other units in Mapleton Village these 12 units were quickly rented when they were completed in late July of 1998. These brought the number of units in Mapleton Village to 148 units. And yet, the demand for homes in this area of the city were not being met. 1999 - Phase III of Mapleton Village in Moncton In early spring of 1999, work on Phase III of Mapleton Village began. Phase III consists of five buildings with 84 units in total being constructed on Mapleton Road across Fairlane Drive from Phase I & II. These buildings have similar layouts as the extra addition in phase II built in spring of 1998. Three of these buildings have 52 - 2 bedroom deluxe units while the last two have 32 - 1 bedroom units. The first of these were ready for occupancy in mid-summer and early fall of 1999. . 2000 - Elizabeth Street In summer of 2000, the work for an addition in Miramichi began. The new complex was added on Elizabeth Street beside the existing Edward Court project. A total of 48 one bedroom apartments was added and completed by the end of summer 2000. These new apartments have a similar layout of the one bedroom units in Mapleton Village Phase 3. 2002 - Phase IV of Mapleton Village in Moncton By summer of 2002, an ambitious new construction project began in Mapleton Village. On a beautiful parcel of land adjacent to a treed brook area a total of 5 new buildings with 84 luxury units were constructed. This calm and country-like setting is a perfect location for a home. Once again, the response to our new homes were tremendous. Within a short time, these homes were also occupied. And yet our clients wanted more. Many had seen our luxury apartment building in Riverview; "Buckingham Place," and wanted us to offer that level of comfort and security in Moncton as well. We listened. 2002 - New Sira Offices opens in Mapleton Village To meet the demands of our clients, a large on-site office was designed and built in 2002. These premises allow easy and convenient access for our existing clients to contact us, for new clients to get rental information and for our many staff members to be able to work more efficiently. We're proud of the work we do and we wanted our offices to have a welcoming and warm feeling for us and our clients. 2003 - Phase V of Mapleton Village in Moncton - "Chateau Mapleton"
Good Planning is Key to Quality It takes over a year of planning and design work to put together a successful project such as those built by Sira Enterprises Ltd. The right property at the exact location where a new choice in housing is needed must be found. Work then must begin with the local planning officials to ensure the municipalities requirements are also met. In some cases, zoning or other issues must be dealt with. This is where Sira's reputation and commitment to quality helps. Sira has consistently shown that it's word will be honoured. When it is asked to provide something special the municipality would like added to the project, Sira has consistently agreed and has put these request into action. We believe that by being part of a team that wants the best for the municipality, makes us better builders and better landlords. Then comes the design and engineering work needed for such large projects. Land surveys, drainage planning, site services, parking areas layouts, building layouts, and many other facets are worked on and re-worked until they meet Sira quality guidelines. Then suppliers and trades people are contacted and soon the site is a buzz of activity as the previous years worth of planning is put into action. It's a team effort with Sira staff maintaining tight control over the quality of construction, materials and supplies used in it's projects. We want you to know we're proud of the work we've put in to building our buildings. But we also want you to know how much effort we put in very day in keeping them looking good. We want your comments if you see something that isn't clean or right in any of our projects. We want to keep growing by keeping our commitment to our tenants to give them the best quality housing possible. Many of the suggestions we have received from our tenants have been adopted as standard by-laws for each of our projects. We want to promise them peace and quiet in their lives and we make certain to interview each applicant to make certain they realize that Sira Enterprises wants to get to know the people who live in their apartments. We're strict about cleanliness. We won't accept noisy or disruptive behavior that prevents other from enjoying their homes. We strive to make our tenants lives easier by trying to do more.
