Apartment living, a way of life here to stay? Times have changed, Needs have changed. Sira Enterprises Ltd. has seen those needs and we’ve responded to the requirements of upper-mobile residents. Although forecasting the future is not an exact science, we’re proud to respond to these demographic trends and it is in tune to its clients and their requirements. Edward deBono has said that "of one thing we can be sure. The quality of our life in the future will be determined by the quality of our thinking". Sira Enterprises Ltd. has done its homework. It has done its thinking. A Need for Shelter A shelter is something that covers, that shields from the elements and its dangers. From the beginning of time, man has had a necessity to shelter and protect his loved ones. In earlier times, people congregated for protection in a compound. Eventually villages became towns and eventually cities. Over time this has become a symbol for a roof over ones head. In North America, couples dream of establishing their own shelter, Canadians have many choices available to them. For example, we have seen following the war years Governments making funds available for homes to returning soldiers. Others looked for other forms of shelters. The rapid development of towns and their suburbs all over the landscape is witness to this phenomenon. Over the years, markets generated a need for many forms of shelter. Smaller homes and condos developed. As people aged their needs and requirements also changed. People demanded less living space closer to services. There was a greater need for apartments. Apartments play a very important role in this area of shelter. Real Estate May No Longer be an Investment Real estate is no longer a growth industry - If you are a boomer, who thinks your house will eventually be your pension plan, think again. If you are a real estate investor, unless you pick your spots brilliantly, you're not likely to make any money. The recession of the first half of the 1990s loaded the deck even more against real estate because companies and industries became more interested in firing than hiring, in downsizing and rationalization. Demographics will tell you that from 1967 to 1986, about 9 million Canadians left their parents homes and set up households of their own. Inevitably, this created a phenomenal boom in residential real estate. It was just as inevitable that once the boomers were housed, the boom would end. We believe we are now in that kind of economy. Then came 1986, the year the last boomers left home, For rental housing, that was a key turning point because the baby-bust generation and the demand. For thousands, a shelter became a place to live in rather than for investment purposes. Owning is More Expensive than
Renting
Favourable arguments can be made in favour of home buying, whether mini or condo versus other types of shelters, probably all valid depending upon ones' financial condition and economics. All needs can be accommodated. Times have changed. When people look for peace of mind, less worry, healthier lifestyles, apartment dwelling can offer so much more. Today's Lifestyles need more Time
& Less Maintenance
There are more than 10,000 apartment units in the Greater Moncton area with close to 100% occupancy, which testifies to the realities of the market. Availability of apartments is a sign of stability and testifies to the professionalism of our industry. The fastest growing segment of out clientele is the
"seniors market" which will continue to show growth well into the first
three decades of the 21st century as millions of Canadians reach retirement
age. Increasing longevity may mean that each generation is healthier
at each age than its predecessor. Healthier lifestyle open the way
to new types of social activities. The travel industry is enjoying
boom years. Golf courses are on the rise throughout Canada.
The elderly are on the go, they know what they want and how to get it.
It has been many many years since we have seen seniors sitting in rocking
chairs waiting for something to happen. Seniors are making things
happen.
We realize that, multiple units are cost efficient to build, maximize land use and spreading operating costs over several units rather than just one allow us to offer professionally built modern shelters. Fulfilling a vital need to our residents and to communities where we are located provide a better way of life to those we serve. It has been said that it is better to light one candle than to curse the darkness. Several years ago, Sira Enterprises Ltd. lit that candle and we’re proud of having done so. it is our way to better serve our communities. Yours truly, Aris Vautour, President
