If you think that living
at Château Mapleton may be right for you, we would appreciate meeting with
you and showing you some of the units which will be coming available in
the near future. During that time, you can get a feeling for how
carefully we maintain our properties and how we do not accept or tolerate
behaviour from your neighbours which will disturb the peace and enjoyment
of your new home.
To help you in the process
of moving, Sira Enterprises Ltd. has compiled the following information
which may be of help to you.
Lease Information
In
New Brunswick, all apartment units rented must utilize the Standard Lease
form which has been approved provincial government. If you do
decide to live with us, you will be asked to examine and sign this Standard
Lease. In addition to this, Sira Enterprises Ltd. has found it useful
and to the benefit of it's tenants to also insist upon some key points
which are designed to ensure the peace and tranquility of its tenants.
They are contained in the project's By-Laws.
The main points are:

The Leases are yearly leases and three full calendar months notice
is required prior to leaving. |
 |
A strict no Pets policy in enforced and included in the Lease. |
 |
An immediate payment of the 1st month's rent must be made as well as
a series of 12 post dated checks must be provided. |
 |
Once a year, a new series of 12 checks must be provided. If the
lease is cancelled, any unused checks will be returned to the tenant. |
 |
Once a Lease is signed, we do not allow any sub-letting of your unit
unless we meet and approve the new tenants. |
Security Deposit
 |
The security deposit of $ 500 must be paid to Sira Enterprises Ltd. |
 |
This security deposit is then given to the Provincial
government's
Rentalsman. |
 |
Upon termination of the Lease, if no damage has been done to Sira Enterprises
Ltd. property, we will provide you and the Provincial Rentalsman with written
notice in order that you can be refunded your deposit as quickly as possible. |
 |
Refunds of the Security Deposit can only be given by the Provincial
Rentalsman and this usually takes only a matter of a few days and is completely
controlled by the Provincial Rentalsman. |

When you receive your apartment
keys, you will also receive 2 keys for the postal box for your unit.
We recommend that you provide Canada Post with a change of address as soon
as possible of your new address so that new mail will find it's way to
you.

To better serve
our tenants, we offer the choice between regular cable and satellite television.
We have common dishes that will serve all apartments in the village.
This service is provided by Bell
ExpressVu.
Insurance
The buildings and
grounds are owned by Sira Enterprises Ltd. and are covered by a standard policy
which does not cover any of the property or possessions of those living within
the apartment units. Each tenant is responsible for their own insurance which
would cover their own possessions
and also most important is to have liability
insurance in case of an accident that could be the tenant’s responsibility.
We have spoken to our insurance agent and they would be happy to provide you
with all of your insurance needs if you choose to insure with them as well.

Garbage Collection
To insure that
all public areas are kept clean and to prevent garbage accumulation, we ask that
you place garbage immediately in the garbage room.
On-Site Sira Staff
In the event
that you need service from one of our staff members, we would appreciate
if all these calls could be made during regular work hours.

we have set up a system where someone will answer your call 24 Hours a
