RESPECT of the premises and for the other tenants is no. 1. We
want our buildings to continue being secure and welcoming places to live.

NOISES are to be kept at a minimum. Absolutely no noises transmitted
through common walls or floors will be tolerated after 10:00 p.m. (e.g.
stereo Systems, parties, etc.) We know how much you value your peace
and quiet so we will do our best to make certain you have that peace of
mind. Please refrain from using dishwashers and washers/dryers after
10:00 p.m.

PARKING - For snow removal purposes, tenants are asked to ensure that
their vehicles do not obstruct proper cleaning operations. In that
way, we can clear the parking areas as quickly as possible and avoid making
others wait for snow removal.

GARBAGE is to be put in secured, strong
plastic bags, and cardboard boxes be folded for proper disposal and be deposited
at designated garbage shed. We provide garbage pick-up Monday, Wednesday and
Friday to make certain your needs are met.

PROPER CARE of all appliances is expected. Of course this is common
sense but we mention it to remind you that some people do damage through
improper use or abuse.

Tenants will be held responsible for DAMAGES to the apartment and its
contents. For picture hanging, etc., only small finish nails, small hooks
or thumb tacks are to be used. Stick-ons are forbidden because of damage
left on sheet rock once removed. Most of our tenants appreciate how
clean their new home is when they first move in. We just want your
help in minimizing any undue damage done to the walls, floors, ceilings
and other surfaces.

NO OTHER TENANTS but those initially agreed upon are to occupy the premises.
We
carefully interview and get to know our tenants before they move in.
If someone new is to move in, we want to meet them and discuss living with
us before any misunderstandings happen. If this policy is violated it will
be cause for eviction.

NO PETS OR VISITING PETS are allowed in the building. We
know that some of you may find this rule difficult but our experience has
shown that the grounds and apartments stay cleaner and no howling, barking
or other noise will become a nuisance. It will also prevent a possible
flea infestation.

We are very proud of the clean and tidy appearances of our tenants
DECKS AND PATIOS and therefore the hanging and drying of clothes should
not be permitted outside the apartments.

The tenant hereby agrees to pay forthwith a reasonable amount for services
provided, including disbursements, if any cheques received for rent are
returned by the bank as NSF or for whatever reason.

Under no circumstances may the SECURITY DEPOSIT be deducted from the
last month's rent.

INSURANCE - All tenants have to protect their belongings by purchasing
tenant insurance. Although Sira Enterprises Ltd. is covered by insurance
we will not be held responsible for the contents of any apartments.
You could also be held responsible for claims caused by stove fire, accidents,
etc.

The use of RUBBER MATS on cushion floors will create a chemical reaction
and discolor the floor. In order to maintain the beauty of your cushion
floor only use mats that do not have rubber backing, or place a lining
under them.

By order of the Fire Marshall, the management of Sira Enterprises Ltd.
have been asked to enforce a strict "NO PARKING" policy in these areas.
If cars are found parked in these areas, we will have no choice but to
have them removed at owner's expense. Please help us to avoid this
situation by asking your visitors to use the visitors parking area.

To maintain our CEMENT WALKWAYS in good condition you are asked not
to use salt as it will corrode the cement. If you wish to remove
ice from your walkways please use calcium chloride. Sira Enterprises
Ltd. will not be held responsible for removing the ice on walkways or steps,
or be responsible for any injuries due to slippery conditions.

Mostly all of our downstairs units are occupied by seniors, whom enjoy
peace and quiet. Residents who live on the SECOND FLOOR are asked
to refrain from running up and down the stairs, as this will disturb the
tenants below, because of vibration. Your cooperation in this regard
will be greatly appreciated by your neighbors.

HEAVY INDUSTRIAL TRUCKS, RECREATION VEHICLES such as campers, R.V.'s, snowmobiles,
A.T.V.'s, boat or trailers are not permitted on the premises.
No exceptions will be made.

Excessive us of CANDLES will leave a black film on walls and cupboards.
The tenant will be responsible for cleaning these areas before leaving.

You are welcome to install WALLPAPER BORDER in your apartment but must
be removed at the time of your departure. If you apartment needs
PAINTING, please let us know as tenants are not allowed to paint.

To better serve our tenants, we offer the choice between regular cable
and satellite television. Individual SATELLITE DISHES will not be
permitted. We have common dishes that will serve all apartments in
the village.

Any PROBLEMS should be discussed with the landlord at the earliest convenience.
